About this service
Why Essex builders choose us for industrial scaffolding
Industrial scaffolding is a different animal — heavier boards, tighter tie patterns, more steel, more sign-off. We build to BS EN 12811 with full structural design where loadings exceed standard configurations, and we work alongside cladding, mechanical and structural-steel contractors on rolling programmes.
Our industrial crews are comfortable on running sites with permit-to-work systems, hot-works restrictions and confined-space adjacencies. Whether it's a mezzanine handrail upgrade in a Rainham warehouse or a phased re-clad of a Basildon distribution centre, the same crew survey, build, inspect and strike.
Where access is restricted by overhead services, plant or production lines, we'll specify cantilever or suspended solutions and provide the calculations to back them.
What's included as standard
- Heavy-duty platforms rated to 3kN/m² and above
- Cantilever, bridged and suspended scaffolds where ground access is blocked
- Compatible with hot-works, confined-space and permit systems
- Third-party loading calculations & engineer sign-off
- Long-hire contracts with scheduled inspections & adaption visits
- Experienced with cladding, M&E and structural-steel subcontractors
Our process
From phone call to strike — how it works
Industrial projects don't tolerate improvisation. Every quote we issue is preceded by a structured site assessment that flags loadings, tie patterns, plant adjacency and permit interfaces before the first standard hits the ground.
Assessment call
We talk through loading class, hot-works adjacency, confined-space interfaces and shift patterns with your HSE lead.
Detailed site survey
Senior scaffolder walks the asset with your engineer to confirm tie points, lay-down area and access route for plant.
Designed scope
Loadings stamped by a chartered structural engineer where required. Fixed price, line-itemed by zone.
Permit-led build
We work under your permit-to-work, isolations and hot-works regime. Crew inducted before any mobilisation.
Inspection & adaptation
Weekly Scaftag plus mid-week adaption visits as cladding, M&E or steel teams move up the structure.
Controlled dismantle
Dismantle is planned around production releases. Material loaded out of zone, lay-down area handed back swept.
Safety & compliance
Safety first, every job
Industrial scaffolds get inspected by your team, our team, the principal contractor and frequently a third-party engineer. Ours pass on first walk-down.
Standards we work to
- Structural calculations to BS EN 12811 on every designed scaffold
- Heavy-duty boards rated to 3kN/m² as standard for cladding loads
- Anti-spark tools available for ATEX-adjacent areas
- Compliant with COSHH, LOTO and confined-space regimes
- Tube and fitting inspected and audit-trailed
- £10m PL, contractor's all-risk and product liability cover
- All scaffolders Advanced CISRS or above on industrial work
- RAMS specific to the loading, not a template
Pricing
What affects the price of industrial scaffolding?
Industrial pricing reflects design, loading and access — not floor area. We use engineering calculations rather than rule-of-thumb so your QS sees the full picture.
Get my fixed price- Loading class (general, heavy, very heavy)
- Cantilever, bridged or suspended configuration
- Tie pattern and any drilled fixings into asset
- Plant lay-down, MEWP coordination and crane interfaces
- Duration including adaption visits between trades
- Out-of-shift mobilisation around production windows
- Permit complexity (hot-works, confined-space, ATEX zones)
- Engineer stamp and third-party verification
FAQs
Industrial Scaffolding questions, answered
Can you handle heavily loaded scaffolds for cladding or M&E?
Yes — we design and erect heavy-duty scaffolds with engineer's calculations for the loading and tie pattern required.
Do you work on live industrial sites?
Routinely. We work to client permit-to-work systems and provide our own RAMS for every shift.
Can you mobilise for emergency industrial repairs?
Yes — we keep stock and crews available for 24/7 emergency call-outs across Essex.
